Because boilers don’t have filters to change like furnaces do, they are often “out of sight, out of mind” until something goes wrong. This is why boiler maintenance is important. To avoid a “no-heat” emergency during a February freeze, keep an eye (and ear) out for these five warning signs.

1. Strange Noises: The “Kettle” or the “Clunk”

Your boiler will always make a little noise, but it shouldn’t sound like it’s auditioning for a haunted house. If you hear banging, whistling, or a sound like a tea kettle, it’s usually a sign of “kettling.” This happens when lime or sediment from our local water builds up on the heat exchanger, trapping steam and causing that loud clunking.

  • What you can do: Check your pressure gauge. If it’s dipping below 12 psi or above 18 psi, your system may just need a water pressure adjustment.
  • The Pro Fix: We can professionally flush the system to remove that “sludge” before it causes the heat exchanger to crack, which is a much more expensive fix.

2. Uneven Heat or “Cold Spots”

Is the kitchen toasty while the home office feels like an icebox? If your radiators are heating inconsistently, the boiler is having a hard time moving water where it needs to go. This usually means air is trapped in the lines or the circulation pump is failing.

  • What you can do: Try “bleeding” your radiators using a radiator key to release trapped air. If the top of the radiator is cold but the bottom is hot, air is usually the culprit.
  • The Pro Fix:  If bleeding the radiators doesn’t do the trick, the pump might be wearing out. We’ll come out to test the pump and balance the water flow so every room in the house actually gets the heat it’s supposed to.

3. Frequent Error Codes or “Lockouts”

Modern boilers are smart. If you find yourself frequently resetting your boiler or seeing an error code on the digital display, your system is trying to tell you something. Whether it’s a flame sensor issue or a faulty thermocouple, these “glitches” are often warnings of a total shutdown.

  • What you can do: Write down the specific error code number. This helps us know what parts to bring for the repairs. 
  • The Pro Fix: We’ll diagnose the internal controls and safety switches to confirm they are communicating correctly, preventing unnecessary emergency shutdowns and keeping your home safe.

4. Rising Energy Bills (Without the Extra Chill)

If your gas or electric bill is spiking but you haven’t turned the thermostat up, your boiler is losing its efficiency. As parts wear out or burners get dirty, the system has to run longer and harder to produce the same amount of heat.

  • What you can do: Compare your current gas usage to your bill from the same month last year.
  • The Pro Fix: A professional tune-up—cleaning the burners and checking the calibration—can often pay for itself in energy savings over the course of a single winter.

5. Any Sign of Water or “Dripping”

A boiler is a pressurized system, which means even a tiny “pinhole” leak is a major red flag. If you see puddles, damp spots, or rust/corrosion around the valves or the base of the unit, the integrity of the system is at risk.

  • What you can do: Keep the area around your boiler clear of boxes and clutter so you can actually see the floor.
  • The Pro Fix: Never try to tighten boiler valves yourself. These systems are under high pressure and extreme heat. Let us find the source of the leak and seal it safely to prevent a flooded basement or a burst pipe.
